The Floyd County Commission has approved a rezoning request for a proposed 70-unit apartment complex on Martha Berry Highway in the Armuchee area.
The property will change from community commercial and suburban residential to multi-family residential with conditions.
“It’s our goal to develop a luxury, multi-family community,” said Ivy Lowrey with Toles, Temple, and Wright, speaking on behalf of the buyer and the seller. “Most of the units will be toward [Highway] 27, and it will be a fenced-in, gated community. The amenities include a pool house, tennis courts, and pickleball. Everything will be landscaped nicely. There will be two-, three-, and four-bedroom units. It will be similar to what is beside the Braves’ stadium, with a more modern flair.”
The conditions include reducing the maximum allowable density to 10 units per acre, given that the properties are located in the unincorporated county and contain a significant amount of environmentally sensitive area.
Another condition states that the development must include a mix of unit types, such as studio, one- bedroom, two-bedroom, etc., with a floor area no smaller than 450 square feet per dwelling unit.
Also, the property cannot be developed as a manufactured home park.
The commission also voted to deny, without prejudice, a special use permit for a rooming or boarding House at 155 South Avery Road.
Without prejudice means that the applicant can bring it back for reconsideration without a waiting period.
